You can always use carpet cleaner for the things animals leave on the carpet by accident every once in awhile.

You can, but the landlord doesn't want to be dealing with that sort of thing.

As a landlord myself now I'm a little wary of pets. My current tenant has a small dog, and the dog's behavior was part of the reference I took from their previous landlord. It's handy having allowed them to keep their dog in my house because most landlords don't want animals at all, which means it's more likely they will stay with me. Which suits me fine, so far they seem like really good tenants and I'd be happy if they stay a long time.

Well, lots of landlords are requiring renters to have insurance now. I have to have it. My dog has done some damage to the carpet and I have paid a deposit that will cover it.

My tenants have put up a month's rent as deposit to cover damage. In theory if they do enough damage that the deposit doesn't cover it I can still sue them for the shortfall, although in practice that's probably a waste of my time and resources. The deposit is enough to replace most of the carpet in the house, so unless they totally wreck the place we'll be good.

The managing agent has been in a few times over the last several months relating to a couple of routine maintenance issues and their feedback is that everything is in good order, so I don't imagine we're going to have any problems. So far we've only had one minor breakage and that was something that was already damaged, so I was happy to split the cost of the repair with the tenant. I also had a hugely detailed inventory and condition report drawn up by a professional agency so that when the tenant moves out there's no doubting exactly what was present when they moved in and exactly what condition it was in. The condition report goes right down to the level of detail of noting things like any cracks in socket covers, if screws holding things into place are rusted, so there really is no hiding from anything.

My landlord gives us a complimentary carpet cleaning every year.

Not really... got a couple of presents left to get. Personally I don't care much for the hype of the holidays, I'd rather buy a gift on the "I saw this and thought of you" basis and don't like being in a place where I'm expected to buy something, anything, just because of the date.
